Me & My Services

After graduating from Florida State University in 1995 with a Bachelor of Arts degree in International Affairs, I began working in real estate rentals in Tallahassee, FL working with students and recent graduates.  Later, I worked at American Express in dispute resolution and credit analysis for three years. 

In 2000, I relocated to Washington, DC and soon began a career with Chatel Real Estate, Inc in property management, rentals and sales.  Having garnered a tremendous amount of experience working with tenants, landlords, condominium and cooperative associations, I have gained useful and valuable expertise working in the Washington, DC  rental and sale market.  I only specialize in DC real estate so that I can focus on the area, know the market and more importantly understand the ins and outs of the DC Landlord/Tenant Act, DC Fair Housing, and the legal obligations of buyers and sellers in the nation's capital.  Buyers, Sellers, Landlords and Tenants can trust my expertise and knowledge of the Washington, DC real estate market.

In 2006, I completed a four month training program with the Realtor Institute and earned the prestigious designation of GRI; Graduate of the Realtor Institute and upgraded my DC Salesperson license to that of Associate Broker with Chatel Real Estate, Inc.

    • Different levels of pricing, length of contract, and fees can occur in procuring a tenant depnding upon if you are In-Managment with Chatel Real Estate or are Non-Management.  Contact me about more information on monthly management fees of rentals, the rental process in Washington, DC and to choose if property management of your apartment, townhouse, house or investor property would benefit you and your bottom line each year.
  • Property Management:  More information on the Property Management division of Chatel Real Estate, Inc can be found at the following link:  www.chatelrealestate.com/propmanagement.htm.  Once you have reviewed the information and are ready to discuss property management that will ease your burden of handling monthly maintenance, tenants, and rent collection, talk to me about signing your rentals for full-service management in our Property Management division who will carefully manage your rental income, expenses, maintenance, and tenant(s).
  • Lease Preparation:  A DC Compliant lease is worth every penny.  Don't waste your time and money with an office supply store or online lease that is not in compliance with the DC Landlord/Tenant rules and regulations.  Contact me for pricing and more information.
  • Tenant Credit Verification:  Contact me if you need credit report verification assistance with a tenant for your property that you have already located to rent your property.
  • Basic Business License:  Remember, all landlords in the District of Columbia must have a Basic Business License to rent out their property.  For more information on the program, please visit www.dcra.dc.gov.  Chatel Real Estate, Inc can obtain this license for you on your behalf whether In-Management or Non-Management of the Property Management Division.  Please contact me for more information.

Tenant Services

If you are a tenant and are looking for a rental property in Washington, DC and do not see something suitable to your needs in my listings on www.ksemmes.com or on the website of the brokerage www.chatelrealestate.com, I can always look through the MRIS listing system for you to assist you in your search for a rental property from other brokerages in Washington, DC. 

Please note that rental commissions are typically paid by the landlord for the properties that I rent; however, certain circumstances may arise where a tenant would have to pay a brokerage fee for my services in procuring a rental on a case by case basis.  Such instances are rare, but possible.

Buyer & Seller Agency Services

As an Associate Broker with Chatel Real Estate, Inc. and licensed in the District of Columbia, I can offer both buyer and selling agency services for you in your search and/or sale of your property.

  • Buyer Representation:  Assistance with buyers in Washington, DC to help you find your new home.  By utilizing my knowledge of the city and my membership in the MRIS Listing Service, I can assist you with your search and represent you in your transaction.
  • Listing Your Property:  Assistance with homeowners in Washington, DC from beginning to SOLD.  Includes signage, open houses and marketing materials.
  • Investment Property Sale or Purchase:  With an abundance of experience in investment sales and rentals, you can count on my expertise in buying or selling investment property in Washington, DC.  Also, I can assist you in the financial research in selecting a property in relation to the rental market for the best return on your investment. 

Condominium, Co-Operative & H.O.A. Property Management
